Unique new development in picturesque Athlone

A new A-Grade office, retail and fine-dining development at the Athlone Circle in Pietermaritzburg is among the latest collection of quality premises being marketed by Profile Property.

Scheduled for completion in mid-2016, the iconic multi-level building will be highly visible from its position overlooking the busy N3 highway near the Peter Brown interchange, serving as an impressive introduction to the city.

Inspired by Bostonian contemporary design with elements of “Old ’Maritzburg”, the proposed development will offer 10,000 square metres of office space, 1,500 square metres of retail space, 1,200 square metres of loft-style residential units and restaurant space on an elegant piazza level.

Importantly, the centre will offer ample parking – 450 bays constituting a total of 7,500 square metres. Accommodation options for tenants range from 200 square metres to 3,600 square metres.

The Athlone Circle development is the brainchild of Pietermaritzburg-based entrepreneur Craig Steel, whose company Willmeg Investments – the development wing of the Mattland Group – was most recently behind the purchase and refurbishment of what is now The Square, a stylish multi-tenant retail centre in Chatterton Road, which is also home to a branch of Sutherlands Home Furnishing (SHF), the retail wing of the Mattland Group.

Mattland MD Paul McCabe said plans for the Athlone Circle development were submitted to the Msunduzi Municipality on 8 September 2014. A traffic impact assessment conducted by DMA Associates has concluded that the increase in traffic volumes in the area as a result of the development will be minimal and that no mitigatory measures are required.

According to McCabe, market research targeting existing office park tenants had highlighted the importance of adequate parking for both staff and clients and, for staff, easy and quick access to retail outlets during the lunch hour. “The new development meets both these needs,” said McCabe.

And there is also a strong aesthetic appeal. McCabe said the development has Steel’s trademark flair and attention to detail in the design. Tenants will also enjoy sweeping views across the forested hills of the Town Hill Valley, as well as on-site indigenous landscaped gardens. The building will also incorporate energy efficient and water optimisation technologies.

McCabe said the Group had approached Profile and one other agent to market the property. “Our approach is to develop long-term relationships. We regard Profile Property as an ancillary to our property development activities, so they are more like partners than suppliers.”

McCabe said past dealings with Profile had produced results accompanied by a highly professional approach. “The company has integrity, and we feel that,” he said.

Although it was too soon to provide names, McCabe said interest had been expressed in one of the larger office buildings by a national banking group, and a couple of food retail outlets had indicated an interest in the smaller retail spaces.

Profile Property Director Garth Ware said the planned development offered well-positioned premises, high visibility from one of the country’s busiest national routes, and had a major advantage in the scale of its parking area, which far exceeds local municipal requirements. Ware said the company welcomes any inquiries from prospective tenants.
